Application Requirements/Criteria to Rent 



If interesting in applying for a vacant unit, please bring the following when meeting with the Owner or Agent:

  • Completed application by all adult occupants 18 years and older 
  • Application fee of $25 (non-refundable) in cash or money order
  • 2 most recent pay stubs
  • Government issued ID: Driver's License or Passport 
  • Social Security card
  • If self-employeed:  Last 2 years tax returns, and 2 most recent bank statements

Criteria to Rent for Long-Term Rentals:


Income/Credit Score:

  • Total combined gross monthly income should be at least two and half times (2.5) times the amount of monthly rent. (i.e. $1000 monthly rent x 2.5 = $2500 monthly income)
  • Income must be verifiable in writing, which may include pay stubs, verification on company letterhead, or tax statements.
  • FICO score of 700 or above

Previous Rental History - The following items may disqualify rental acceptance:

  • Previous evictions
  • Outstanding balances owed to previous or current landlord
  • History of Lease violations
  • Applicants with no rental history

Credit History - The following items may disqualify rental acceptance:

  • Bankruptcies
  • Credit history (late payments, payments sent to collection, etc.) will be weighed in conjunction with all other rental criteria.  Fico scores, and lettergrades are used to accept or deny an applicant 

Criminal/Background Checks - The following items may disqualify rental acceptance:

  • All applicants require a background check.  If residency is less than 5 years in current state, additional reports are required from all previous states where applicant resided.
  • Felony convictions will disqualify an applicant from being a resident, including felony DUIs
  • Misdemeanor convictions on crimes against persons, property or drug related illegal activity
